Fees for Non-Resident Individuals Investing in Canadian Real Estate Our fees are generally determined on the basis of time spent on an engagement. Support staff will be employed as required, at lower per diem rates depending on their respective education and experience levels, and in a manner to minimize total fees. In addition to our fees, our billings will include out-of-pocket expenses (e.g. courier, telephone, photocopies etc.) Total fees will depend on such issues as:

  • the number and complexity of issues address
  • the amount of work and organization performed by the client
  • the amount of work and level of detail provided by the client’s representative

Whenever possible (i.e. usually in the case of recurring work), we will provide an estimate of fees. Fees may range to reflect the potential difference in our time due to:

  • the amount and volume of transactions,
  • the completeness of information received and
  • the timeliness of receiving such information.

For example, if we are required to contact various parties on numerous occasions in order to obtain the requested information, our fees will reflect the extra time required. Please note that fees will generally be higher in the first year and less in subsequent years as our clients become more familiar with the Canadian tax system and we become more familiar with their situation. Our objective is to ensure that you pay minimum Canadian taxes and enjoy peace of mind (i.e. by not missing any important deadlines for which there could be costly penalties and interest). We have over 20 years of experience advising and helping hundreds of non-resident investors with their investments in Canada. We will use that experience to ensure the optimum tax scenario for you. For example:

  1. We will notify you well in advance of all filing requirements and deadlines.
  2. We will remind you of upcoming deadlines if you do not respond to us in a timely manner.
  3. We recognize that you are busy with your work and life in your own country and we will endeavor to ensure that you file all necessary Canadian tax returns on a timely basis (however, we still require your cooperation to provide information and sign returns on a timely basis).
  4. If you have questions, we will usually reply the same day and guarantee to reply within 48 hours. We may not be able to answer all your questions within that time but we will give you an indication of how long it will take to reply.
  5. We will coordinate with your realtor, lawyer and property manager to ensure that your tax and accounting matters are being taken care of in an appropriate manner.
  6. We will keep a special file to track the tax cost of your investment property and save copies of all important documents. This information will be important and is often required on short notice when you sell the property.
  7. We will allocate the cost of land, building, furniture and fixtures in the most tax advantageous manner for you.
  8. We will discuss the issues with you and, whenever appropriate, capitalize interest and / or other expenses to the cost of the property in order to minimize taxes on the future sale of the property.
  9. In order to save time, we can e-mail the tax returns to you in PDF format for you to print and sign.
  10. We can also offer optional insurance to protect against the cost of additional fees if you are audited by the tax authorities
  11. With proper planning, you can save tens of thousands of dollars in future taxes.
  12. We will do all the above and more to minimize the pain of preparing your Canadian tax returns and paying Canadian taxes.

Payment can be made by cheque, Visa or MasterCard credit card (in Cdn $), or bank transfer. We will provide you with an account of our charges on a monthly basis or upon completion of the work, whichever comes sooner.
